Deferred Revenue vs Unearned Revenue: Is There a Difference?

Deferred Revenue vs Unearned Revenue: Is There a Difference?

Last updated: October 8, 2026 · Independent guide · We do not sell rankings or coverage.

There is no accounting difference between deferred revenue and unearned revenue. Both names describe the same liability: cash you have received, or have an unconditional right to receive, for goods or services you have not yet delivered. Under ASC 606 the formal name for that balance is a contract liability, and the standard lets you keep calling it deferred revenue or unearned revenue on your balance sheet.

Definition: one liability, three names

ASC 606-10-45-2 requires you to present a contract liability when a customer pays, or when you have an unconditional right to payment, before you transfer the goods or services. You present it when the payment is made or falls due, whichever is earlier. Deloitte’s revenue recognition roadmap adds that this balance “is commonly referred to as deferred revenue” (Deloitte DART, no date shown).

ASC 606-10-45-5 says the standard uses the terms contract asset and contract liability but does not prohibit alternative descriptions. If you use another label for a contract asset, you must give enough information for readers to tell it apart from a receivable (Deloitte DART, no date shown).

The contract liability label carries two rules that the older terms do not make obvious. First, you net each contract to a single contract asset or contract liability, so a contract with both billed-in-advance and earned-but-unbilled amounts shows one net position. Second, receivables are not netted, because they carry only credit risk (Deloitte DART, no date shown).

Term Where you usually see it Same balance?
Deferred revenue Balance sheets, SaaS and ERP reports Yes
Unearned revenue Textbooks, small business charts of accounts, some public filers Yes
Contract liability ASC 606 and IFRS 15 text, revenue footnotes Yes, measured net per contract

Example: an annual subscription

Illustration: the figures below are constructed for this article. On December 1, 2025, you sign a noncancellable $12,000 contract for a one-year subscription running January 1 to December 31, 2026. You invoice on December 1 with payment due December 31, and the customer pays on January 5.

Date and account Debit Credit
Dec 31: Accounts receivable $12,000
Dec 31: Deferred (unearned) revenue $12,000
Jan 5: Cash $12,000
Jan 5: Accounts receivable $12,000
Jan 31: Deferred (unearned) revenue $1,000
Jan 31: Subscription revenue $1,000

The liability appears on December 31 because payment is due and the contract cannot be cancelled. If the contract were cancellable until service started, you would book nothing on the invoice date and would record the liability only when the cash arrived, as in ASC 606 Example 38 (Deloitte DART, no date shown). By March 31, 2026, the balance is $9,000, all current, whatever you call the account.

How the term is used in practice and in software

Public companies pick either label. Adobe reports “Deferred revenue” of $6,347 million current and $143 million long-term at February 28, 2025 (Adobe Form 10-Q, quarter ended February 28, 2025). Microsoft uses “unearned revenue” and says it relates mainly to volume licensing programs (Microsoft Annual Report 2025, fiscal year ended June 30, 2025).

Accounting software also leaves the name to you. QuickBooks Online Advanced and Intuit Enterprise Suite ask you to pick any liability account when you assign a revenue recognition template to a product or service (Intuit, updated August 27, 2026). NetSuite Advanced Revenue Management uses “deferred revenue” in its rollforward and waterfall reports, which tie balances to the general ledger (Oracle NetSuite Help, no date shown). Choose one name for your chart of accounts and footnotes, and build a deferred revenue schedule that ties to it each month.

How we researched this

In October 2026 we read the top results for “deferred revenue vs unearned revenue” from Orb, HubiFi (both sell billing or revenue software) and Nasdaq. None of them covered the ASC 606 contract liability rules on netting, invoice timing or alternative labels, so we checked the codification text quoted in Deloitte’s roadmap, public filings and vendor documentation. No vendor paid for or reviewed this article.

Frequently asked questions

Is unearned revenue a liability or revenue?

It is a liability. You owe the customer goods or services, or a refund, until you perform. It becomes revenue only as you satisfy the performance obligation.

Is a contract liability the same as deferred revenue?

In most cases, yes. ASC 606 uses “contract liability” and allows alternative descriptions such as deferred revenue. The difference is that a contract liability is measured net per contract against any contract asset on the same contract.

Can I call it unearned revenue in my financial statements?

Yes. ASC 606-10-45-5 does not prohibit alternative descriptions. Use the same label consistently across your balance sheet and revenue disclosures.

Is deferred revenue taxed when the cash comes in?

Not necessarily in full. Under the deferral method in 26 CFR 1.451-8, an accrual-method taxpayer with an applicable financial statement includes the part recognized as book revenue in the year of receipt and the rest in the following tax year (Cornell LII, no date shown).
