NetSuite Lease Accounting: ASC 842 Options in NetSuite

Last updated: November 4, 2026 · Independent guide · We do not sell rankings or coverage.
NetSuite lease accounting for ASC 842 and IFRS 16 runs inside the Fixed Assets Management (FAM) SuiteApp, not a separate lease product. You create a Lease record, add the payments, generate an amortization schedule, post a commencement journal that debits a right-of-use (ROU) asset and credits a lease liability, turn the lease into a FAM asset, and then record interest each period. The native feature suits a modest portfolio of single-currency leases. Companies with frequent modifications, foreign-currency leases or heavy disclosure needs often add a lease tool that runs inside NetSuite.
Before you start
- Edition and SuiteApp. Lease accounting is part of the Fixed Assets Management SuiteApp, bundle name “Fixed Assets Management”, bundle ID 700639. If the Install button is missing, Oracle says to contact NetSuite Customer Support (Oracle NetSuite Help, FAM installation). Oracle does not publish a FAM price.
- Features. Custom Records, Custom Transactions, Client SuiteScript, Server SuiteScript and Online Forms must be enabled (FAM prerequisites).
- Roles. An administrator (or SuiteApp Marketplace permission) to install the bundle (Installing a Bundle), and a custom role for the lease accountant.
- Policy decisions and a sandbox. NetSuite records your classification and discount rate but does not decide them, and some behavior below is undocumented, so test real leases in a sandbox first.
Setup steps for NetSuite lease accounting
Every menu path below appears in Oracle’s NetSuite Help Center, checked on November 4, 2026 (the pages show no publication date).
1. Enable the required features
Go to Setup > Company > Enable Features. On the SuiteCloud subtab, check Custom Records, Custom Transactions, Client SuiteScript and Server SuiteScript. On the CRM subtab, under Marketing, check Online Forms, then save (Oracle).
2. Install the Fixed Assets Management SuiteApp
Go to Customization > SuiteBundler > Search & Install Bundles, search for bundle ID 700639 and click Install Bundle (Installing a Bundle). FAM updates itself when Oracle releases fixes and features (FAM overview), so retest leases after each release.
3. Grant lease permissions
Go to Setup > Users/Roles > Manage Roles and edit the custom role. Oracle lists three permissions: Lease (Transactions subtab, Edit), Vendors (Lists subtab, View) and Lease Payments (Custom Record subtab, Full) (Setting up Permissions for Lease Accounting).
4. Create the lease GL accounts
Go to Lists > Accounting > Accounts > New and create the five accounts Oracle specifies (Setting Up General Ledger Accounts for Lease Accounting).
| Account | Allowed account types | Used for |
|---|---|---|
| Right-Of-Use Asset | Fixed Asset, Other Current Asset | Commencement debit |
| Acc. Dep. – Right-Of-Use Asset | Fixed Asset | ROU amortization; operating lease interest debit |
| Lease Liability | Accounts Payable, Other Current Liability, Long Term Liability | Commencement credit and interest credit |
| Interest Expense | Expense, Other Expense | Finance lease interest |
| Gain on Modification | Other Income | Lease modifications |
Create separate ROU and liability accounts for operating and finance leases, since ASC 842 requires the two to be presented or disclosed separately (Deloitte, ASC 842-20-45-1).
5. Set up lease asset types
Go to Fixed Assets > Setup > Asset Types > New. Create one asset type for finance leases with the Operating Lease box cleared and one for operating leases with the box checked (Oracle). Oracle warns that an Operating Lease asset type cannot be changed back, and that the setting auto-computes the residual value percentage (FAM Asset Types). Oracle recommends Straight Line Remaining depreciation for leases you may modify (Processes Triggered by Lease Modifications).
6. Turn on lease modifications
Go to Fixed Assets > Setup > System Setup and open the Lease Setup subtab (Fixed Assets General Preferences). Check Allow Lease Modifications and select the roles allowed to edit leases with an Asset Created status (FAM Lease Setup Subtab).
7. Create the Lease record
Go to Fixed Assets > Leases > Lease > New. Enter the lease company, contract number, dates, rental frequency, lease term and annual interest rate, check Finance Lease where it applies, and in OneWorld select the subsidiary (Creating a Lease Record Manually). The lease term counts rental periods, so a quarterly lease with a term of 2 lasts six months. On the Posting Reference subtab, select the Right-of-Use Asset, Lease Liability and Interest Expense accounts (Posting Reference Subtab). CSV import works for every lease except mid-life leases (Creating a Lease Record).
8. Add lease payments
On the Lease Amortization Schedule subtab, enter payments one at a time on the Payment sublist, click Generate Payments to add up to 120 at once, or import them by CSV (Adding Lease Payments). Enter each rent escalation as its own payment amount.
9. Generate the amortization schedule
Go to Fixed Assets > Leases > Generate Lease Schedules, select the lease and click Generate (Generating the Lease Amortization Schedule). If the first payment falls between the 1st and 15th of the month it is treated as period 0, with no interest and the full payment applied to principal. A first payment from the 16th onward is period 1 (Lease Amortization Schedule Subtab). This rule is how NetSuite separates payments in advance from payments in arrears.
10. Create the lease journal
Go to Fixed Assets > Leases > Lease, open the lease and click Create Lease Journal. The journal debits the ROU asset and credits the lease liability for the net present value, and a link appears in the Journal field (Creating a Lease Journal Entry; Lease Journal Entries). To correct it, click Reverse Journal on the same record (Reversing a Lease Journal).
11. Propose and create the lease asset
Create the asset from the Asset Proposal or Manage Asset Proposal page. The asset record has Asset is Leased checked and a Lease subtab linking back to the lease (Lease Asset Proposal and Generation). The ROU asset then depreciates through the normal FAM depreciation run (see our depreciation journal entry guide).
12. Record lease interest each period
Go to Fixed Assets > Leases > Record Lease Interest, enter a date and the subsidiaries, and click Record Interest. NetSuite creates interest journals from the schedule for every unrecorded payment up to that date. For a finance lease it debits Interest Expense and credits Lease Liability. For an operating lease it debits Accumulated Depreciation – Right-Of-Use Asset and credits Lease Liability. Only leases with an Asset Created status are included (Recording Lease Interest). It is a user-run process, so put it on the close checklist.
13. Process modifications
Go to Fixed Assets > Leases > Lease Modifications, select the lease, and enter the effective date, modified lease term and modified annual interest rate, then click Process (Modifying Lease Records). NetSuite adjusts the liability by the new present value less the balance at the effective date, posts a modification journal to the liability and ROU asset, and reverses interest recorded after the effective date (Calculating the Lease Modification Adjustment; Processes Triggered by Lease Modifications).
14. Migrate leases from the old lease fields
For assets that used FAM’s older lease fields, go to Fixed Assets > Lists > Assets, edit the asset and click Migrate Lease Details on the Deprecated subtab under Lease, import prior interest journals by CSV, then click Finalize Migration. This works only for finance leases (Migrating Existing Lease Details). Leases with interest already recognized before they come into NetSuite use the Mid-life Lease box on the Lease record instead (Creating a Lease Record Manually).
The journal entries NetSuite posts: an illustration
These figures are an illustration we calculated with Oracle’s schedule formulas: a 36-month lease at $5,000 a month, paid on the 1st from January 1, 2027, at a 6% annual rate. The first payment is period 0, and the net present value is $165,176.86.
| Account | Debit | Credit | Note |
|---|---|---|---|
| Lease journal (both types): Right-Of-Use Asset | $165,176.86 | Create Lease Journal | |
| Lease Liability | $165,176.86 | Net present value | |
| February interest, finance lease: Interest Expense | $800.88 | $160,176.86 × 6% ÷ 12 | |
| Lease Liability | $800.88 | Record Lease Interest | |
| February interest, operating lease: Acc. Dep. – Right-Of-Use Asset | $800.88 | No income statement impact | |
| Lease Liability | $800.88 | Record Lease Interest | |
| Each payment: Lease Liability | $5,000.00 | Code the lessor bill or payment to this account | |
| Accounts Payable or Cash | $5,000.00 | Not generated by the lease feature in the help we reviewed |
For the finance lease, FAM depreciation adds about $4,588.25 of ROU amortization a month ($165,176.86 ÷ 36), so February expense is about $5,389. For an operating lease, ASC 842 requires one straight-line lease cost, with ROU amortization as the balancing figure (Journal of Accountancy, January 1, 2023). Because the interest journal moves $800.88 back into accumulated depreciation, NetSuite reaches a $5,000 cost only if the monthly depreciation on the operating lease asset equals total payments divided by the term. Oracle’s help does not show that calculation, so confirm it in your sandbox, especially for escalating rent. For a full side-by-side of both models, see our ASC 842 journal entries guide.
Common mistakes and how to fix them
- The Record Lease Interest run skips a lease. Only leases with an Asset Created status are picked up. Create the asset, then rerun the process.
- The Modify Lease Record button is missing. It does not appear when the depreciation period is Annual Depreciation, Monthly Posting, and modifications require the asset life to equal the lease term and the depreciation period to equal the rental frequency (Lease Record Modification; Modifying Lease Records).
- Interest journals sit unapproved at close. If journal approvals are required, they post as Pending Approval unless the user can approve journals. Run the process with an approving role.
Limitations of the native feature
Oracle’s documentation states several limits directly. The Lease record does not support multi-currency. Modifications change only the term and interest rate, cannot run in more than one browser tab at once, and leave tax depreciation methods to be adjusted manually through asset revaluation.
We found no documented disclosure report, such as a maturity analysis, so you will build one from saved searches. The modification screen also has no field for variable payments, incentives or initial direct costs. FinQuery, which sells a competing NetSuite app, says the module has limited automation and lacks disclosure reports (FinQuery, November 7, 2023, updated April 6, 2026). Anchor Group, a NetSuite partner that lists LeaseQuery as a partner solution, says native NetSuite usually works best for simpler portfolios and that teams should test multi-currency lease treatment carefully before rollout (Anchor Group, September 4, 2026).
When companies add a third-party tool
Evaluate a dedicated tool when you have foreign-currency leases, frequent amendments, variable payments or quarterly disclosure requests. Two products run inside NetSuite. Netgain’s NetLease describes itself as 100% native to NetSuite and covers ASC 842, IFRS 16 and GASB 87 and 96 (Netgain), with a free Essential plan for 1 to 10 leases that includes modifications, early terminations and disclosure reports (Netgain). FinQuery’s LeaseQuery for NetSuite achieved Built for NetSuite status in June 2022 (Business Wire, June 21, 2022), and FinQuery says it posts lease journals without uploads. Netgain shows no paid price for its larger plans, and FinQuery sends buyers to a pricing request form (FinQuery). For published prices and quote-only vendors, see our ASC 842 lease accounting software pricing guide. If you only need straight-line schedules for prepaid items rather than leases, NetSuite amortization schedules are the simpler tool.
How we researched this
We read the Fixed Assets Lease Accounting pages in Oracle’s NetSuite Help Center on November 4, 2026, and took menu paths only from them. We also reviewed the ranking pages from Rand Group, Folio3, Anchor Group, FinQuery and RSM, all of which sell NetSuite services or lease software. None gives the full sequence with menu paths, the operating lease interest entry, the period 0 rule or the documented limits.

Frequently asked questions
Does NetSuite have a separate lease accounting module?
No. Lease accounting is a feature of the Fixed Assets Management SuiteApp, bundle ID 700639. Oracle does not publish its price.
Is NetSuite lease accounting ASC 842 compliant?
Oracle says the feature helps you comply with ASC 842 and IFRS 16. Compliance still depends on your classification, discount rates and disclosures, so test that operating leases produce a straight-line cost before you rely on it.
How do I record lease interest in NetSuite?
Go to Fixed Assets > Leases > Record Lease Interest, enter the date and subsidiaries, and click Record Interest. NetSuite creates interest journals for all payments dated on or before that date for leases with an Asset Created status.
Can NetSuite handle leases in a foreign currency?
Not natively. Oracle’s help for creating a Lease record states that multi-currency is not supported, so foreign-currency leases are a reason to evaluate NetLease or LeaseQuery.
