I am a one person office and needing a general database where I can put in my own requirements preferably similar to Old Tracker or Act and not expensive.

Full-blown CRM suites tend to be too bloated and complex for very small offices. There are some lighter weight but still very effective tools coming onto the market right now. I suggest checking out Close.io and Contactually.

If you don't have the budget to get a proper software CRM, putting some time and dedication into Excel can turn it into a very effective simple CRM for a single person to stay organized. Here's a blog post I wrote awhile back about different business software uses for Excel.
